The 180 acre “Woburn Lakes” project will offer a range of innovative contemporary lodges set around landscaped lakes, supported by sporting and leisure activities, including a 5* star hotel, spa and market place, retail, tennis club, fishing lake, kids club, natural swimming pools and canoe trails, within a sensitively managed nature reserve – creating a healthy active environment for the whole family.
The 400 residential lodges, which will be built out in phases to align with quarrying, will be made up of 1 bed single storey, up to 3 bed 2 storey modular units, ranging in size from 38sqm to 123sqm internal area, having additional private covered decks and roof gardens.
MELT were commissioned by Arnold White Estates (AWE), the owners of the land, to undertake a detailed study into competitive waterside home markets, user aspirations, potential for tie-ins to local tourism and attractions, concepts for modular prefabricated buildings and budget costing. These findings were consolidated into a comprehensive report that included an outline project masterplan that fed into the overall “Checkley Wood” urban plan.
Concept, Masterplanning & Architecture
The overall masterplan developed was underpinned by a strong “neighbourhood” concept to create a series of unique identities and foster a sense of community for each of the four waterside lodge zones. Within each of these nestle waterside lodges and woodland hillside cabins that all benefit from views to the lakes and streams. A series of “living bridges” puncture the large water bodies to provide expansive lake views and waterside connectivity. Key to the success of the plan was identifying solutions to maximise water frontage, delivering a higher number of waterside homes, whilst retaining a relatively low density.
Landscaped “corridors” run through the site and provide natural separation for each of the neighbourhoods as well as maintaining wildlife routes linking the open countryside that surrounds the property perimeter. This vacation community within a landscaped recreational setting is part of a broader Country Wildlife site, fostering bio-diversity within a range of nature habitats, including woodlands, open spaces, grass lands, meadows, reed beds and marginal vegetation; providing rare opportunities for biodiversity and the potential for innovative green technology applications.
“Woburn Lakes” is seen as integral to the new green “Garden Village”, providing a world class holiday community as part of the overall “Checkley Wood” concept to deliver 4,500 new homes, schools, employment, local shops and amenities, located within Central Bedfordshire. The project is seen as central to the requirement to boosting local tourism in the surrounding areas and contributing to more local jobs and stronger economic growth for the region.
